「租期」也是不少外籍客戶委託上品房屋帶看租屋房源過程中,經常被詢問的一件事。

在台灣,雖然租屋期限並未被法律限制,但一般租屋市場許多是租期至少為一年,甚至於二年以上。有些外商公司的員工被派往來台,規定只能支付一次由國外搬家到台灣的費用,以及一次的仲介費用;因此公司為員工找房或員工自行看屋時,都得仔仔細細的看屋,同時會簽約二年甚至到三年,避免需要自己掏錢支付第二次的搬家及仲介費用。

也因為各家公司的聘用外國員工條件不盡相同,有些外商工作人員則以外派工作時間長短來決定租約簽多久。值得一提的是,如果因派駐時間僅需低於一年以下的短期租屋,可能會影響房東出租意願。這是因為對房東來說,短租幾個月後退租,不但需要重新打掃整理房子,還得重新尋找租客,都是麻煩事。因此短租房客要有心理準備,有可能會被屋主拒租,或是月租金提高的狀況,上品房屋建議租客在租屋前不妨先針對自身需求,慎重思考租期長短的利弊得失。
