台灣的都市發展模式多數為「住商混合」,意思是住宅區與商業區混合,台北市也是如此。走出住家大門,步行或騎自行車,短則3~5分鐘、長則10分鐘,就可到超商、賣場、餐廳、書店,以及百貨公司和電影院等等,生活機能優越。與歐美、日本、新加坡等國,住宅區與商業區壁壘分明的「住商分離」型態截然不同,對首次移居到台灣的外籍人士來說,初期可能覺得不太習慣。

儘管如此,台北市的天母、大直、內湖與信義計劃區,正是因為住商混合帶來的生活機能好、交通便利、環境舒適等條件,受到青睞。而針對各種不同考量,我們也提供下列租屋區域建議:

想要擁有山林、湖與河的水景等自然生態景觀的租客,不妨以士林、陽明山、內湖鄰近大湖公園以及碧湖公園周邊、信義區象山一帶為首選。單身赴任或上班族,偏好選擇交通方便或是工作地點附近,如中山區、松山區、信義區等,縮短通勤時間。

若是攜家帶眷來台,則以孩子的學區或校車沿線為優先選擇,便於孩子搭校車或大眾運輸工具上學。如:

士林區:台北美國學校(TAS)、台北歐洲學校(TES)小學部和中學部、台北日僑學校(台北日本人學校)。

中山區:台北道明外僑學校(Dominican International School)

萬華區:台北韓國學校(Taipei Korean School)

大安區:台北立人國際中學(LJIS)

南港區:台北恩慈美國學校(GCA)

這幾所學校多有校車行經台北市區的各行政區,以美國學校為例,校車行經學校附近的天母、北投、內湖、陽明山和淡水。市區的路線範圍東至基隆路,南至羅斯福路,西至中山北/南路。因此有不少家長會選擇居住在信義區、大安區、中山區等地。內湖與大直則因為在國際學校與市區之間,也是不少家長會考慮的租屋區域。

此外,有些客戶將全新屋或屋齡1~2年的新屋作為租屋目標,但找了一圈後會了解,目前在台北市多數區域正因都市更新舊屋重建中或建商自有土地興建,在租屋市場上,幾乎沒有任何一個區域會有全新或屋齡1~2年新的房子等待出租,建議找屋時不妨調整一下目標。
